I had an inspection done on my fireplace and chimney today.

The whole fucking thing needs to be replaced. They'll have to tear it out from the inside and replace everything, box, insert, chimney cap and who knows what else to the tune of about 4k. We'll have to get the tabby redone when they are done. I imagine that is not going to be cheap.

Wow!! What's wrong with it? Do you have any other options, like converting to gas or something?

We have an old wood fireplace. When we bought the house, it had been converted to vented gas logs. Wow what a waste of gas those things are! The heat just goes right up the chimney. We didn't realize how bad it was till we had a few power outages last year and couldn't stay warm. We went to the fireplace store thinking we were about to spend a few grand on a fireplace insert and the guy talked us down into ventless gas logs, saved us a ton. The room is instantly warm now and we don't have to open the flue.

Same one. That was just smoke stain.

It has a stone cap and there is water intrusion so regardless of what we do, that will have to be replace that and we'll have to see what kind of damage there is to the framing.

I thought about gas logs, but I think we're going to stay with wood.

We're really happy with the logs, but it's definitely not the same smell as burning wood. Hope the damage is minimal!

Dont know what regs are in the USA but there should be zero smoke stain on the outside of any fireplace or walls.
i take it there is a breech in the chimney and they’ll be lining it with a flexi-liner? That’d certainly explain the 4K…… bloody expensive stuff over here.

Unless... you suck at making a fire. The chimney guy said that the repairs would fix that problem. I am not sure what the liner will be. Probably the same stuff, I guess.

I really haven't looked at what the job entails since it is beyond my capabilities. I guess I should go to Youtube and see how it is done. Ha!

We had a leaky fireplace. I noticed the bricks had efflorescence on the outside really bad last winter. We had some guys come out. The bricks were splitting at the top. They had to remove some non-essential brick off the top and patched it all.
